1) St. Lucia 20 room resort with stunning direct views of the ocean and World Heritage Site Pitons (google images if you don't know what they are). The resort is on the same hill as homes on 1/2 acre lots that sell for $1-$3million. Ours, however, has 12 acres and only 2-3 acres are filled by current units so major expansion is possible. We are asking $2.6million with $400k down and owner WILL finance the balance. This property was been vacant for 7 years due to the owner's death. We will get utilities within the next week and in the process of cleaning the property, but this will need major updating/remodel work. We feel we have a team there and can help with the project if needed. $4.1 million "as is" appraisal, but we feel this is worth $8-$12 million once remodeled. We love this property and would also stay involved if someone just wants to partner with us.

2) 156 Acre Unspoiled Caribbean Peninsula - With almost 4 miles of coastline and world class Caribbean views of ocean, bay, and islands. This is zoned low density and will likely have 1 to 1.3 units/acre once built out. Existing 12,000 sq. ft. building onsite to be used for rooftop restaurant, check in, and club house. We would like a partner for this. For Phase 1 (40 units) we are only short $800k+/- and would take on partners with as little as $200k. Phase 1 units will be more of a "glamping" style unit.
Your money will be in first position and can even be secured by 1st deeds of trusts on free and clear US property. We have a team in place and this could be 100% passive if desired. The estimated returns are so strong that if I send you what we think it will produce then you would back out becasue it would look to good to be true. We would love to have you poke holes in our numbers to see where we are wrong. However, this is why we are only looking for a partner on this project and will not sell.

3) 80 unit hotel in Branson MO. Finished after repair value of $2.1-$2.5. Needs $300k more to reopen. $350k of remodel already in. We can sell it as is for $1.495million as is, or finish it and open it and sell for $1.91million. In either case we can owner finance it with $400k down with about a 6% interest rate depending on your strength. The plan was to turn it back into a nightly hotel, but personally, I think it is better as monthly rentals like it was. They rent for $560+/month with the owner paying all utilities, cable, and internet. Full, each unit nets about $350 after expenses, taxes, insurance. With 10% vacancy, these can have a CAP rate over 14%.
